The Bellevue office works in a market comprised of the suburban “Eastside” of Seattle, which refers specifically to the East side of Lake Washington.  The Eastside Office Market consists of approximately 29.5 million square feet of Class A & B office inventory for lease and another 12-15 million square feet of office space that is owned and occupied by users.  In addition to the office inventory, the Eastside has approximately 12 million square feet of “flex” space that consists of a mixture of office, lab, production and warehouse space.

The largest space occupant in our market is Microsoft Corporation, which owns approximately 10 million square feet and leases an additional 4 million square feet.  The next largest occupants are T-Mobile USA and AT&T (formerly McCaw Cellular, then AT&T Wireless), which each occupy about 1 million square feet – most of which is leased.  To illustrate the depth of our market, the 25th largest user occupies 110,000 SF and the 50th largest user occupies 60,000 SF.  There are approximately 240 full floor + users in market and thousands of additional partial floor users.
