100 sf/FTE gross density for inbound call center operations
SI was in buildings on Murray and Nimbus in Beaverton
and was seeking efficiency and expansion for its high
growth in-bound call center operations. Sensitive, confidential
negotiations are being conducted on multiple sites,
comparing existing westside suburban buildings with
build-to-suit options. CresaPartners is leading all
developer and market contact, site due-diligence and
negotiated the Letter of Intent, Lease and Comprehensive
Work Letter/Delivery Agreements.
Flexible lease restructures have been negotiated to
allow for significant expansion in the Portland area,
where confidential negotiations are under way. Economic
incentive discussions were reviewed and analyzed by
CresaPartners, although, other than training support,
incentives are not significant in the market areas under
consideration.
