The Nashville office market is a relatively healthy one.  In the musical chairs game of real estate development, there are a few areas office developers that were caught with product coming out of the ground at the time the recession hit.   Overall though, Nashville is in fine shape.  There are some areas that are considered a tenant’s market and some that are considered a landlord’s market, with no glaring pockets of despair.     The retail market is experiencing a slow-down that is more commiserate with that of the rest of country.  However, Williamson County – one of the wealthiest counties in the nation – continues to move along at a moderate pace.  While not hosting the plethora of industrial product that populates Memphis, the Nashville industrial market is substantial and has a number of 500,000 SF opportunities available for lease.

While Nashville is not immune from the economic downturn, it has fared nearly as well as any city in the country. Why?  Probably because of its diverse base of business (entertainment, tourism, government, education, and healthcare), its physical location (within 600 miles of 75% of the US population), and its Chamber of Commerce which was recently named the #1 Chamber of Commerce of any size in the United States.
