Cascade Microtech, Inc. (CMI) wished to investigate build-to-suit
and existing headquarters site options to accommodate
administrative, engineering and light manufacturing functions.
CMI was in multiple inefficient buildings in the Beaverton,
Oregon area and was seeking efficiency and increased productivity
through consolidated operations.
Lease-versus-own impacts were explored in significant
detail to address the most flexible, cost-effective
solutions for meeting the long-term needs of CMI. CRESA
Partners led all developer and market contact and site
due-diligence, and negotiated the Letter of Intent,
Lease and Comprehensive Work Letter/Delivery Agreements.
A 10-year lease covering a two-building headquarters
campus was negotiated and executed. Economic incentive
discussions were reviewed and analyzed by CRESA Partners,
though not pursued by CMI. This solution came in under
budget, was delivered on time and included tenant-favorable
expansion and contraction agreements.

estate services to CMI.
