Louisiana-Pacific Corporation (LP) required analysis of
communities across the nation to determine the ideal location
for its corporate headquarters. In addition, LP needed
to acquire properties to house headquarters, research
and development, and corporate flight operations. Redundant
properties throughout the United States required disposition.
LP also desired assistance in assessing its real estate
assets and setting a strategic direction for its global
portfolio.
Working with senior management, CRESA Partners w
Portland determined site selection criteria by reviewing
characteristics falling into the general categories
of Location and Access, Quality of Life, Cost of Living,
Business Vitality, Labor Force, and Financial Impacts.
Applying selection criteria at the national level, a
short list was developed. CRESA Partners visited each
potential location, negotiating at the highest levels
with each municipality. After a preliminary decision
was made, but before announcement, CRESA Partners negotiated
a generous incentives package from the selected location.
A confidential lease agreement was negotiated for the
headquarters location. A purchase agreement was negotiated
for the research and development location. A site was
secured for the corporate flight department, and CRESA
Partners is leading project management efforts for a
build-to-suit hangar. LPs objective of selecting
a location attractive to employees was realized, as
over 78 percent of those asked agreed to relocate (over
twice the national average for employee retention in
similar circumstances).
