With a population of just over 2.3 million residents, greater Portland ranks as the 23rd largest metropolitan area in the United States. Portland is a growth center: from 2013 to 2014, the region’s population growth rate ranked 15th among the 50 largest metropolitan areas and it is anticipated that the metro area will grow to 3 million by 2035. 

Portland is a highly educated workforce of over 1 million workers. Nearly 70% of the residents have some form of advanced degree, over 35% possess a BA or higher, and over 200,000 of the residents have some form of graduate or professional degree. Portland is also a center for education. There are over 42 colleges and universities in the area offering advanced degrees to some 225,000 students.    

As a hub of innovation, Portland has attracted a variety of companies from Clean Technology to Advanced Manufacturing.  As a result of its great recreational base and outdoor lifestyle, Portland has attracted major athletic and outdoor brands including Nike, Columbia, Under Armour, and Keen Footwear. As a technology center of excellence, Portland has been dubbed “Silicon Forest” and is host to major tech employers including Integra, FEI, Mentor Graphics, and TriQuint Semiconductor.

The greater Portland Office market consists of 10 major submarkets including the Central Business District, Clark County, I-5 Corridor, Lloyd District, Northeast, Northwest, Skamania County, Southeast, Southwest, and the West Side. This total market area consists of some 96 million square feet of space of which the class A office market totals some 27.7 million SF and the class B office market comprising approximately 44 million SF. The Central Business District is by far the largest of the 10 submarkets, totaling approximately 26 million SF or 27% of the total inventory.

The greater Portland Industrial market consists of the same 10 major submarkets. This total market area is approximately 200 million SF of space of which over 90% is classified as Manufacturing and Distribution space and 10% as type space. Over 50% of the space is located in just 2 submarkets: Northeast with 33% of the inventory and Southeast with 21% of the inventory.
