The Portland/Vancouver metro area is comprised of 88 million square feet of office space and 177 million square feet of industrial space.  Portland’s vibrant downtown is home to many professional and financial services as well ascreative services and software firms and typically maintains a relatively low vacancy rate.  Significant suburban office markets can be found in SW Portland, Beaverton, Tigard and Lake Oswego’s Kruse Way area.  To the west in Beaverton and Hillsboro is the Sunset Corridor which is also known as the Silicon Forest because of the presence of semiconductor manufacturers such as Intel - Oregon’s largest employer.  A history of overbuilding in the Sunset Corridor has resulted in vacancy rates that range from 15% - 25% depending on the area.  This is where you will find a signification portion of our high tech and green tech manufacturing base.  Classic flex space can be found in abundance in Tigard, Beaverton and Hillsboro.  Distribution and traditional manufacturing is focused in NW Portland, the airport area, Clackamas and the I-5 corridor south of Highway 217.  Please refer to the Portland Tenant's Guide for current market specifics such as average rental and vacancy rates.
