Client Objectives

Icebreaker chose to relocate its U.S. headquarters to Portland, Oregon from Idaho, beginning with a phased relocation into temporary space. Icebreaker's goal for their new headquarters was to create an environment that fit their corporate culture and sustainability initiatives and would also accommodate their strong growth projections.

Result

Cresa worked closely with Icebreaker management to identify and assess both its cultural and growth needs. Then, Cresa negotiated leases for the company’s interim space needs while working on the larger consolidation strategy. A favorable tenant improvement package was negotiated, securing the future growth space that Icebreaker needed at no cost for 18 months, to coincide with their growth plans. Cresa led an effort with Icebreaker to achieve LEED Certification of the tenant improvements, a project which is currently in review and anticipating LEED Gold Certification. Cresa's active project management and representation allowed Icebreaker's staff to maintain their focus on their regional relocation and business planning. In addition, Cresa's detailed relocation planning methods allowed for a seamless transition during consolidation of Icebreaker's multiple sites into their new space. The project was delivered on time and on budget, ending with Icebreaker relocating to its new North American headquarters in Portland’s Pearl District.
