Sony Corporation was looking to consolidate several business units into a new company in an effort to create better internal collaboration. Having created the portable music market with the Sony Walkman, the company had lost major market share to Apple's iPod product. Sony management decided to create a separate company that combined personnel from electronics, software development, music, marketing and PlayStation games. The resultant new company was named Sony Connect and Cresa was engaged to locate a headquarters facility in Los Angeles.
After an extensive market search, a prime location was found with freeway visibility and building top signage for the new company. Three high rise floors of fully-improved and furnished office space was available on a below-market sublease from Vivendi Universal, thereby saving Sony Connect several million dollars in capital improvements and furniture costs, while simultaneously allowing the new company to begin operations immediately. In addition, renewal and extension terms were pre-negotiated with the building owner, thus allowing for continuous occupancy of the space beyond the existing sublease term.
